🏡 11 Critical Questions Every Seller Should Ask Before Hiring a Realtor

1. What’s your plan to get my home in front of serious buyers — beyond just listing it on the MLS?
Great question. I don’t just list — I launch. Your home will be marketed through a strategic combination of professional photography, targeted online advertising (Facebook, Google, YouTube), email campaigns to my private buyer database, and exposure on over 100 real estate sites including Zillow, Realtor.com, and Homes.com. I also proactively reach out to local agents with buyers who are actively looking.

2. How do you follow up with potential buyers who show interest in my property?
Every inquiry gets a response — fast. I personally follow up via phone, email, and text to answer questions, schedule showings, and gauge motivation. I also use smart tech to track engagement and re-market to anyone who’s shown interest but hasn’t acted yet.

3. What percentage of your listings actually sell, and how quickly?
Over 90% of the homes I list sell — many within the first 30 days. I take pride in preparing homes properly and pricing them to attract serious attention from the start.

4. How often will I hear from you — and how do you keep your clients updated?
You’ll hear from me at least once a week, even if there’s no new activity. I believe silence leads to stress, and that’s not how I run my business. You’ll get showing feedback, marketing reports, and honest conversations when decisions need to be made.

5. What’s your pricing strategy — and how do you determine the right asking price?
I don’t guess. I use a detailed Comparative Market Analysis, look at active competition, and consider buyer psychology. My goal is to price your home where it will attract multiple buyers — without leaving money on the table.

6. Do you work full-time in real estate or part-time?
Full-time — and then some. Real estate is not just my career, it’s my passion. You get my full attention and my full availability.

7. Can I see reviews or references from recent clients?
Absolutely. I have dozens of client testimonials, both online and in print. I’m also happy to connect you directly with past sellers who’ve worked with me.

8. What’s your plan if my home doesn’t sell in the first 30 days?
First, we review the three key factors: pricing, presentation, and promotion. If necessary, I pivot fast. We may adjust strategy, freshen up marketing, or reposition pricing. I stay agile and never let your listing go stale.

9. Do you personally host open houses or use others? How do you make them effective?
I host all major open houses myself and handle the planning with intention. I don’t just sit there waiting — I create an experience. I also invite neighbors (they know buyers), run social media ads to drive foot traffic, and follow up with everyone who walks through the door.

10. Will I be working directly with you or with someone on your team?
You’ll work directly with me. I’m your point of contact from start to finish. I may have support behind the scenes, but I never pass you off. You hired me — and that’s who you’ll work with.

11. What happens if I’m not happy with your service? Do you offer any kind of cancellation policy?
Yes — if you’re not happy, you can cancel our listing agreement anytime with 24 hours’ notice. I believe in earning your trust every step of the way, not locking you into a relationship you don’t feel good about.
